    📋 The Basics

Can I rent my place short-term here?
Yes, with a license or tax registration
    Do I need a permit?
Yes. You need city and county business licenses and a Tourist Residency Permit.
    What taxes do I pay?
Total about 12.75%. Airbnb collects some; you pay the 1.25% city gross receipts tax yourself.

Your 3 steps to be legal

    1. Get city and Sevier County business licenses and a Tennessee tax ID.
    2. Get the city Tourist Residency Permit.
    3. File the 1.25% gross receipts tax every month.

⚠️ Biggest risk: Forgetting the gross receipts tax, which platforms do not pay.

Rates used: TN state + local sales tax 9.75% + City of Gatlinburg hotel/motel tax 3% = 12.75%. Mandatory cleaning fees are included in the taxable total. 12.75% to the guest per the City. Sevier County's 3% lodging tax applies only outside city limits. Owners also pay a 1.25% city gross receipts tax (not added to the guest).

What Airbnb collects: Per the City, platforms collect the sales and hotel/motel taxes but not the 1.25% gross receipts tax: file that yourself.
