    📋 The Basics

Can I rent my place short-term here?
    Only in some areas
    Do I need a permit?
Yes. You need a city VHR permit, and residential areas now have a waitlist.
    What taxes do I pay?
Total about 12%. Check your Airbnb payout report to see which ones Airbnb collects; you pay the rest yourself.

Your 3 steps to be legal

    1. Check your zone: residential permits are capped at 900 and waitlisted.
    2. Apply online and pass the inspection.
    3. Put your permit number in every listing.

⚠️ Biggest risk: Buying in a residential area expecting a permit soon.

    Tax calculator

Rates used: City transient occupancy tax 12% = 12%. Mandatory cleaning fees are included in the taxable total. 12% TOT for most VHRs (14% for certain former redevelopment properties). Agent-managed VHRs add a $5.50/night TID fee. Due the 15th.

What Airbnb collects: Confirm in payouts whether Airbnb remits city TOT for your listing; the TID fee applies to agent-managed VHRs.

This is the general rule for South Lake Tahoe. Does your address qualify?

The free info covers the city as a whole. Your property can still be different: zoning can change from one street to the next, and an HOA or condo ban can stop rentals even where the city allows them.
