    📋 The Basics

Can I rent my place short-term here?
Yes, with a license or tax registration
    Do I need a permit?
Yes, with a $29 yearly permit (and HOA approval if you have an HOA).
    What taxes do I pay?
Total about 12%. Check your Airbnb payout report to see which ones Airbnb collects; you pay the rest yourself.

Your 3 steps to be legal

    1. Confirm your zone/HOA allows STRs.
    2. Get the city STR permit.
    3. File TOT and TBID monthly.

⚠️ Biggest risk: Renting or advertising without a permit (up to $5,000/day).

Rates used: Palm Desert transient occupancy tax 11% + Greater Palm Springs TBID assessment 1% = 12%. Mandatory cleaning fees are included in the taxable total. 12% (11% city TOT + 1% GPS TBID). Stays of 28+ nights exempt, but monthly return still required.

What Airbnb collects: Airbnb remits the 11% TOT; you must still pay the 1% TBID yourself. Other platforms: you pay both.

This is the general rule for Palm Desert. Does your address qualify?

The free info covers the city as a whole. Your property can still be different: zoning can change from one street to the next, and an HOA or condo ban can stop rentals even where the city allows them. The penalties Palm Desert lists are on the Palm Desert page.
