Rules and rates can change without warning, and missing a change can be costly. One real example: Miami Beach once fined illegal short-term rentals $20,000 for a first violation; a 2020 appeals ruling found that exceeded state caps and the city lowered fines (Miami Herald, 3rd DCA opinion). Florida law still allows qualifying cities to fine up to $1,000 per day for a first violation (Fla. Stat. 162.09). We don't invent updates: if nothing changed, your brief says so.
Here's why we're better than searching the web
| Web search / AI chat | Rental Rules by City |
|---|
| Where the info is | Scattered across many pages, some old or conflicting, plus forum guesses | ✓ City, county and state rules on one plain-English page, official sources linked |
| How current | Often no date; hard to tell what's old | ✓ Last-checked date on every page |
| When unsure | May guess or mix up similar places | ✓ Marked "verify", or the city is held back |
| Taxes | You add up each tax layer yourself | ✓ All tax layers combined in one calculator |
| Your exact address & HOA | Can't check it | ✓ $49 check of your address and HOA/condo limits |
| When rules change | You have to keep searching | ✓ $4.99/mo alerts |
| If it's wrong | No recourse | ✓ Refund if a rule we reported was in error |
No source is perfect and rules can change after we check them; that's why we date every page and link the official sources.
How we check our rules
- Official sources only. Every rule comes from the city, county or state's own official sources, and those sources are linked on each city page.
- Dated. Each page shows the date we last verified it.
- No guessing. If we can't confirm something from an official source, we mark it "verify" or hold the city back instead of guessing.
- Re-checked on a schedule. We re-check cities regularly and update pages when we find a change.
- Money-back guarantee. If a rule we reported was in error, you get a full refund (refund policy).
General AI chatbots can be handy, but they can mix up similar places, repeat outdated rules, and they can't check your exact address or tell you when something changes. We link the official source for every rule so you can see it yourself. How we verify →
Free pages show the general rule. Does your address qualify?
Why pay when the city pages are free? Because the free pages describe the whole city. Your answer depends on your street's zoning, your HOA or condo rules, and which tax accounts you already have.
Your $49 Compliance Check looks at your exact property:
- Whether your exact address and zone allow short-term rentals
- A check of HOA / condo rental restrictions to look for
- Which permits and tax accounts you personally need
- What you're missing right now
- A personal report with clear next steps and official sources, by email
- A refund if we report a rule in error (refund policy)
