Permit / license / registration

Permit: Idaho Code 67-6539 limits city STR rules: no special STR caps, night limits or CUPs in residential zones. Verify any remaining city requirements.
Tax permit: City municipal tax permit ($10) to collect the local option tax; remit by the 20th of the following month (5% late fee).

Taxes & who collects them

Register / account for Idaho state sales tax (6%)
Register / account for Idaho travel & convention tax (2%)
Register / account for Sun Valley local option tax (occupancy) (4%)
What Airbnb collects: Verify in payouts which taxes your platform remits.
Vrbo and direct bookings: check which taxes Vrbo collects in your area; for direct bookings you collect and remit all of them yourself.

Total rate: 12%. 12% (ID 6% + 2% travel/convention + city 4% LOT on stays under 30 days). City code text still shows 3% room charge in places: verify. Calculate.

HOA / condo check

Read your declaration, bylaws and rules for rental bans, minimum terms, caps and approval requirements.
Get any association sign-off or approval letter your city or association requires.

Insurance

Confirm your homeowner/condo policy covers short-term rental use, or add a short-term rental policy. Platform host protection is not a substitute for insurance.
Ask your association whether it requires specific liability coverage.

Deadlines

Renew city/county permits or registrations on their schedule (often annually): confirm the date with the office that issued it.
File state and local lodging tax returns on the schedule your tax office assigns.
